Foreclosure Process
- The lien holder must begin action to enforce the lien within one year of the work’s completion or the mechanic’s lien is unenforceable.
- A notice of lis pendens should be filed with the county recorder.
- A foreclosure proceeding is held and heard before the Court and upon completion of the same and order by the Court, the foreclosure sale is held.
- Priority is based upon the date of the first visible improvement to the property.
